Jay began his real estate investing career in 2005.  He has been a full time investor since 2007.  His business focus and specialized knowledge is in rehabs, lease options, rentals, fix and flips, discounted turnkey cash flowing properties for passive investors, wholesale properties, self-directed IRA investing and basic asset protection.

In addition, he is a managing member in three commercial projects and has extensive experience in residential investing. His expertise has been sought out as a consultant, mentor and coach by independent clients throughout the Midwest as well as California and New York.

Learn from an individual that is in the trenches actively doing deals on a daily basis. His down to earth, common sense approach to investing is a breath of fresh air in this often over hyped and under delivered guru environment.

Understanding the strengths and weaknesses of common real estate exit strategies is a must in today’s investing environment.  Exit strategies are inherently tied to an investor’s entry strategy as well as one’s over all investing goals.  No one strategy fits all circumstances.  As such, time will be devoted to the following key areas:

  • Understanding the difference between being a strategic investor and an opportunistic investor and how to profit from both.
  • Understanding what market research is critical in order to create a profitable investing plan.
  • Learn how to create opportunities that offer multiple profitable exit strategies.
  • Learn how to create an investing plan that fits your comfort and knowledge level, even if you have never done a deal.
  • Understanding the strengths and weaknesses of some of the most common exit strategies and how they can be leveraged for maximum profit.
  • Key factors in creating win-win solutions for sellers.
  • Understanding two key principles of simple negotiation.
  • A few pearls of wisdom that will put more money in your pocket.
  • Audience participation in evaluating potential exit strategies on deals that are presented.
  • Opportunities for question and answers.

Jay received his Bachelor of Science Degree in Physical Education with a minor in Science from Taylor University in 1982, a Master’s Degree in Physical Education with an emphasis in human performance in 1984 and a Certified Medical Representative (CMR) Distinction in 1997.  He coached track and field collegiately for 5 years and has won numerous regional and national awards over his 17 years of experience as a pharmaceutical sales representative.  In his spare time he enjoys sports, fishing, hobbing farming and running.
