Hey Kyle,

It's definitely a buyers market. It's such a good buyers market, I bought two homes(one as investment, one to live in) in mid December(not even having plans to move two weeks earlier). The price was such a great deal, I just couldn't resist accelerating my decision by a year or so. Now is the time to buy.

The time to buy is when the sky is falling, the time to sell is when every magazine you see is touting real estate as the next quick way to make money. It's no different then the stock market in 1999, then was the time to sell stock, not buy.

My recommendation: Look at creative ways to sell your home, or instead rent the home out until the market improves. Or look to sell your home on lease option. This is actually what I did on the new home I purchased as an investment in December, instead of just renting it out, I sold it on a lease option, receiving 5% of $185k lease option price as a non-refundable lease option fee, then having tenants in my property paying above market rent(can do so since they are doing a lease option and I am taking a larger risk).

Many options, you just have to think outside the box right now if you do have to sell or move on elsewhere.

If anyone has questions, feel free to ask. I'm somewhat different then other Realtor's, as I have purchased over 100 properties for my own portfolio, putting my money where my mouth is :) Our company knows more about creative type financing then any agency in Indianapolis.
