If you haven't seen it already, Paula Henry who runs one of the most popular real estate blogs in Indy got the spotlight on Forbes! Paula made the news when she argued with MIBOR on whether or not Real Estate Agents could each others' listings and get them indexed by Search Engines.
The online storm pushed the issue onto the agenda of the National Association of Realtors, the professional organization for real estate age
Winter's almost here, so it's time to be thinking about settling into your home and bracing for the cold rain and snow.
Just a few tips that might help out a bit:
1. Hire a Licensed Home Inspector to do a full inspection. Putting a fresh set of eyes on your place - not to mention taking a look at the places you'll never go (crawl space, attic, etc.) - will give you a measure of confidence t
You may be thinking "Oh...I've got plenty of time cash in on the $8,000 Tax Credit!" but I challenge you to read on...
Some facts to consider:
1. You must own the home on November 30th. That's a Monday. Banks aren't open and you can't close on Saturday or Sunday. The Friday before is an iffy time to close since it's right Thanksgiving. Realistically, you should plan to close no later than Wednesday the 25th...AT THE LATEST! And that's assuming you're not heading out of town for Thanksgiving. (… Continue

For the past year or so, I've been compiling month-by-month closed sales data for single family homes in the Carmel, Indiana market. I've broken those sales down in increments that seem to make it a bit easier to digest and interpret. No condos are included. I hope you find it useful for your purposes.
What do I notice?
• There's been a seasonal uptick in the up-to-$400k ranges, but all other price brackets remain flat.
• Inventories haven't substantially declined over the last year in any bra… Continue

It is true…the government is giving away money - but only to what they consider first time home buyers. The qualifications are really pretty clear. Here’s the skinny:
You have to be a first timer home buyer. What is a first time home buyer (you would think it’s pretty self explanatory…but it’s NOT!!!) A first time home buyer in the government’s eyes is someone who HAS NOT owned principal residence in the past 3 years or a home at all. That means you could’ve owned a in the past, own a vacation… Continue

Here are a few helpful hints that we probably all know but just don’t take the time to do it. Hey, I’m a Realtor but I’ve been through the same thing. My wife and I sold our house about a year 1/2 ago and it was a pain to get it looking good, but once we invested a few $$ and some time, it made the impression we were hoping for. It sold in the first 30 days. We used a Stager and it’s been part of my Marketing plan for that reason, staging sets you apart from the other homes for sale.
Here are f… Continue

RESPA is an acronym, standing for the Real Estate Settlement Procedures Act. It’s a consumer protection statute, first passed in 1971. It is about closing costs and settlement procedures. Be honest with yourself.
When we are working with home sellers we can and need to disclose, by State and Federal Law, certain information about our sellers. How many times have you gone a step above and disclosed more then you really should?
Then have you ever thought off who you give any of this information to?
I don’t mean to outside agents that are showing the home and bring offers. This ruling includes to your internal staff as well. Did you realize that when you discloser any vital infor… Continue
